Check your boiler when moving home
Buying a new house is an exciting but stressful time. You may not pay a large amount of attention to the homes current heating system. However, it’s a key component to providing heating and hot water whenever you need it, so it’s worth asking a few simple questions during the process.
Servicing
More often than not, your conveyancer will be able to assist with obtaining any existing paperwork relating to the boiler in your new home. This will give you an indication as to when the boiler was last serviced, any repair work that has taken place and any faults identified. You may find that your boiler hasn’t been serviced recently, in which case it’s a good idea to arrange a service shortly after moving in to the property.
Guarantees
Another factor to consider is the guarantee period remaining on the boiler. Your guarantee will keep you covered under most circumstances should you be unlucky enough to experience any issues (within your guarantee period). However, in most instances boiler manufacturers require the boiler to be serviced annually in order for its guarantee to remain valid. This is why it is important to check the frequency of previous service work.
Boiler Age
Finding out the age of the boiler currently installed within the property can also give you an indication as to its condition. There is no exact time frame on how long a boiler will last, with the average between 10-15 years. This is dependent on multiple factors, such as, use, maintenance and type. Once you have moved in and are settled, if you have noticed that your home is taking longer to heat up, or your hot water is unreliable, then it might worth thinking about replacing your boiler.
